An underwriter is your ‘Mortgage Processor’ and is the most important person in the mortgage approval progression. This is the person you may never see or meet in person. They are the person who collects, assesses and processes the information required and are the final step before being approved by a lender.
Since a mortgage approval rests on several factors including income, credit history, debt ratios and down payment it is the job of Underwriters to make sure all of the mortgage aspects meet particular guidelines and help a lender decide whether to take a risk on you.

As someone looking for a mortgage, your primary job during the time your loan is in underwriting is to move quickly on document requests, questions, and anything else that's asked of you. No matter how silly you think the request might be, do not take the enquiry personally but help your underwriter help you by getting the information as quickly as possible. We will always do our best to explain why the lender requires certain documentation.
Your mortgage can be just as unique as your financial situation, so the exact amount of time underwriting takes will vary on a case-by-case basis. The sooner all of the necessary documentation is in the hands of the underwriter, the smoother and more ‘stress-free’ the process will be!
